Infrastructure Condition Index by Harmelo

How it works

How a Condition Profile is made

A few minutes turns what you know today into a Condition Profile that shows what is supported, what is missing and what may deserve attention.

Check a building

Building records, equipment information and a Condition Profile arranged together in a maintained home.

Five steps

Answer what you know. Nothing at all is a valid answer to any of it.

  1. Say where the building is. Optional. The first three characters of a postal code bring in local conditions, and the province follows from them.
  2. Say what kind of building it is. The questions change to suit it: a condominium unit is asked about its own systems, not the corporation’s roof.
  3. Say which systems it has. Heating, cooling, hot water, electrical and roof. “I am not sure” is a real answer and costs nothing.
  4. Record what you know about them. Age, type, and whether a document, a finding or a repair supports it. Nothing at all is a valid answer.
  5. Review what you are sending, then consent. The Condition Profile follows, dated and referenced, on its own page.
Two systems from the example Condition Profile: Roof 91, Excellent, and Heating 72, Good, each with its evidence label, its age against typical life and its professional inspection.
What step five produces: every answer labelled, every gap named.

How your profile is put together

How each answer is labelled, and how the suggestions are sorted.

How your answers are labelled

3 labels

Supporting record reported

You said a record exists. ICI has not received or verified it. “Furnace installed 2011, install invoice reported.”

Best-known answer

You answered from your knowledge without reporting a supporting record. “Roof replaced around 2016.”

Not known

The information was not available. “Hot water tank, age unknown.” This never counts as poor condition.

How next steps are organized

3 kinds

Do now

Things you can safely look at, write down or tidy up yourself.

Find out

Missing details, like how old something is or when it was last serviced.

Plan ahead

Jobs to budget for, or to have a qualified tradesperson look at.

We never suggest work involving electricity, gas or fuel, structure, roofs or tight spaces. And we never say something is going to fail.

What you receive

Detached house · example

ICI-7K2M-9XQD-4BTV1 Sep 2026
Roof91 · Excellent

Asphalt shingle, replaced 2016 · professional inspection 2024 · Supporting record reported

Heating72 · Good

Gas furnace, installed 2011 · professional inspection 2025 · Supporting record reported

CoolingNot known

No install year or inspection on file · No supporting record

ICI Score 79 · Good, beside evidence coverage of 65% (4 of 5 major systems documented). Method 2.4, pre-ratification.

Next useful step. Note the cooling unit’s install year from its rating plate.

A result is a statement about evidence

Where the information can carry a finding, you get one. Where it cannot, the profile says so and names what would close the gap.

Saving is optional

You can use ICI without an account. An optional account lets you save building profiles and return to them later. A saved building keeps its earlier versions, and you can update or delete it at any time.

A free ICI account can keep up to two saved buildings.

Why it helps

Fewer surprises

Find the gaps before a quote or a sale finds them for you.

Clearer planning

Maintenance and replacement conversations start from the same record.

A better start for contractors

Model, age and evidence in one place before the visit.

Information that continues

A dated profile that outlives whoever remembered it.
